Minutes of the BEACON CLT
July 25 th 2025
1.Attending: Lynn Daniel, chair: Sally Fullwood treasurer: May Madders secretary: Nicola Wooldridge, member: Lorinda Legge, member: Fred Madders, member.
2. Apologies: Cllr Renders WDBC: Steph Rixon, housing officer, WDBC.
3.Minutes of previous meeting 27th June 2025 :agreed as an accurate record.
4.Matters arising:
- Joining CLT Network, agenda item
- Publicise minutes on Sticklepath PC and South Tawton PC websites, agreed by committee.
- Land acquisition, agenda item
- Bank account, treasurer to research this.
- Grant for set up costs, can apply to WDBC councillor locality budget, Sally will do when bank account open
5. Agenda Items:
- CLT NETWORK, the Beacon CLT has joined the network at a cost of £60.00.This is a pro rata rate for a new CLT. The fees will be £160.00 for our ongoing yearly membership. Chair has completed the application for incorporation as a Community Benefit Society (CBS). To proceed will need details of each committee member included in the incorporation document. We have a copy of the draft rules of incorporation from the CLT network. Chair will amend as necessary and send it to members to review. The incorporation fees will be obtained from grant application. Beacon CLT treasurer will need the rules in place to open a bank account.
- Land offer: the Beacon CLT has had another offer of land for potential social housing in South Zeal. This has been passed to the WDBC officer Steph Rixon to contact and discuss with the Land owner. Feedback next meeting.
- Middlemarch CLT support organisation: chair has emailed regarding the Beacon CLT joining Middlemarch and will update the committee at our next meeting.
6. AOB
- Photos for Oke Links magazine article: chair will follow up.
- Council restructuring: the Beacon CLT will need to be in a robust position when the changes occur so we can continue to work with the new authority, we have had a lot of support from the Borough council.
- Fund raising: the Beacon CLT will need to raise funds to cover ongoing costs as well as project funding, Advice from the CLT network will assist to find grants.
- Talks to the Beacon CLT: suggested that we invite local people with experience to talk about planning, development etc. and invite new committee members who have housing development experience.
- No August meeting, will not be quorate.
